Vanderpool Title is not a real estate brokerage. We do not provide property valuations, market analyses, or brokerage services. We recommend working with a licensed Tennessee real estate professional for those services.

Estate planning documents must be executed in accordance with Tennessee law to be valid. Self-prepared documents, online form documents, or documents executed without proper witnessing or notarization may be invalid. Documents prepared for Tennessee property or Tennessee residents may not be valid in other states.

7. No Guarantee of Results

Vanderpool Title cannot and does not guarantee:

• That any particular real estate transaction will close;
• That any title defect or boundary dispute can be resolved;
• That any estate plan will avoid all taxes, all probate, or all disputes;

8. Title Insurance Disclosure

Where Vanderpool Title provides title insurance services in connection with a real estate closing, the firm acts as an authorized title insurance agent and may receive compensation from the issuing title insurance underwriter. Title insurance rates in Tennessee are regulated by the Tennessee Department of Commerce and Insurance.
